RESALE CERTIFICATES
Resale certificates are required to be provided by a seller to a buyer under Missouri law for condominium sales. They are not legally required for non-condominiums, but are often requested as a condition of a sales contract in attached living units of any kind. The proper time to order a resale certificate is before your listing goes live, though they can be ordered at any time. Standard processing time is 10 days but rush options are available for an additional cost.
HomeWiseDocs.com is a nationwide company, and these documents and the requirements vary state to state. Thus, the resale certificate is not called a resale certificate on their website. You need to order the Resale Disclosure Package. This includes the standard Missouri resale certificate form and all legally required documents, plus some additional documents commonly needed by lenders and appraisers.
TRUSTEE LETTERS
Trustee letters are also processed by HomeWiseDocs.com. If you already obtained a resale certificate (Resale Disclosure Package) you should order the Trustee Letter, not the Trustee Letter Package. If you live in a community that is not a condominium and it was not a condition of your sale to provide a resale certificate, but you need the additional documents a resale certificate comes with, you can order the Trustee Letter Package to receive this.
Trustee letter orders are most commonly completed by title companies to ensure the information is received in time for closing and is current enough to use for your closing documents. To prevent your information arriving too late or too early, please don’t order this unless specifically instructed by and following the instructions of your title company.
LENDER/CONDO QUESTIONNAIRES
Lender/condo questionnaires for both purchase mortgages and refinances are also available. If your lender requires their form to be completed instead of receiving the standard form produced by HomeWiseDocs.com, this is an option when placing the order.
Lender questionnaires orders are most commonly completed by mortgage companies to ensure the information is received in time for and is current enough to use for your loan commitment. To prevent your information arriving too late or too early, please don’t order this unless specifically instructed by and following the instructions of your lender.
